Generally, building permits are required for all new construction, additions, remodeling, electrical rewiring, plumbing repairs and any other modifications or improvements.
The following require a permit from city hall:
- New construction
- Additions
- Carport or garage conversions
- Concrete driveways – only if attached to the house foundation
- Gazebos
- Patios – only if attached to the house foundation or are covered / enclosed
- Screened-in porches
- Sunrooms
- Swimming pools
- Alarm / Security installation (Commercial)
- Burning brush
- Deck – if 30” off the ground (drawing required to show proximity to house, list of materials to be used and how anchored to the ground)
- Driveway or sidewalk replacement
- Exterior renovation
- Electrical work
- Circuit replacements
- Installation of electrical wiring & equipment
- Installation of new service
- Service upgrades or relocation
- Solar panel installation
- Fences over 6’
- Flatwork
- HVAC work – Installation or Replacement
- Mold remediation
- New or replacement siding
- New or replacement windows
- Outdoor burning
- Plumbing work
- French drains
- Gas lines
- Gas or electric water heater replacement
- Gas logs inside fireplace (Installation)
- Sprinkler system (Installation)
- Water lines (Installation)
- Water softener (Replacement)
- Sewer lines (Replacement)
- Retaining walls over 4’
- Roof (New or replacement)
All mechanical, electrical, plumbing & irrigation work as described above requires an inspection and registered contractor.
Permits shall be posted in a conspicuous place at the front of the premises until the work is complete and the final inspection has been passed.
The following do not require a permit from city hall:
- Alarm / Security System installation (Residential)
- Antenna installation
- Cabinetry
- Counter-tops
- Door replacement (without framing changes)
- Exterior trim board replacement
- Fences under 6’
- Fixture replacement
- Flooring
- Garage sales and garage sale signs
- HVAC repairs
- Minor landscaping projects
- Painting
- Papering
- Patios – only if not attached to the house, are uncovered or unenclosed
