The City of Bandera's jurisdiction for permitting ends at the city limit line, with the exception of sign permits. Bandera addresses extend beyond the city limits into the county. If your property is in Bandera County, but not within the city limits, please contact the Bandera County Engineer's Office for permitting questions at (830) 460-8183. Construction Permit Process

 An application must be complete before it can be processed. We strive to issued permits in as timely a manner as possible but may not be able to issue a permit on the same day as the application is submitted, so plan accordingly. Permit applications submitted after 3:00 pm will not be processed until the next business day.  

ALL Contractors must be registered with the City. A completed Contractor Registration form must be submitted along with copies of state issued ID, state licenses (if applicable) and certificates of liability insurance. If the contractor is not yet registered with the City, all of these documents must be submitted prior to or with the permit application. If the contractor is already registered and all documents are up to date, they do not need to resubmit their information. Contractors may only pick up their respective permits.

As of October 1, 2023 contractors based outside of Bandera County will incur an annual $50 registration fee.

A pre-application meeting is required for all new construction, additions and major remodel or renovation. Applicant is responsible for any consultation required with any City Consultants (contracted engineers, planners, attorneys, architects, plan reviewers, inspectors, etc)

If required, all pertinent documents will be sent to a third party company for plan review.  Allow at least 10 business days for plan reviewed projects to be approved. The property owner or their contractor will be responsible for the plan review fee. These fees vary and are determined by the plan review company. 

Once the review process is complete, and any necessary corrections or clarifications have been made, the permit will be issued. The appropriate permit fees will be collected at that time. Again, only the contractor listed on the permit will be able to pick up that specific permit.

WORK CANNOT START UNTIL THE PERMIT(S) HAS BEEN PICKED UP AND PAID FOR. If work has commenced before the permit(s) has been picked up and paid for, a fine equal to double the initial permit fee will be charged.

*Emergency Repairs: 2018 IBC [A] 105.2.1 - Where equipment replacements and repairs must be performed in an emergency situation, the permit application shall be submitted within the next working business day to the building official.

Inspections will be performed by our Building Inspector - Jon-Michael Davis (PI License # 26174).  Call 830-522-3126 to schedule interim inspections as required and a final inspection upon completion of work. Inspection fees are charged separately from the permit fee.
